How to Get Started
Step 1 – Review the IDX Data Tiers
Review the BCS MLS IDX Data Access Tier Definitions below to determine which tier best matches your business and how you plan to use BCS MLS data.
Step 2 – Select Your Tier
When completing the IDX Request Form, select the tier that best matches your intended use of the MLS data.
Step 3 – Complete the IDX Request Form
Provide the requested information about your company, product, and how you plan to use BCS MLS data. Please be as specific as possible so we can determine the appropriate data access and agreement.
Step 4 – BCS MLS Review
BCS MLS will review your request and confirm the appropriate tier, data access, fees, and any additional requirements.
Please Note: Selecting a tier does not guarantee approval or access to MLS data. BCS MLS reserves the right to determine the appropriate tier based on the intended use of the data and the applicable MLS rules, policies, and agreements.

Not sure which tier applies to you? Start by finding the description that best matches who you are and how you plan to use BCS MLS data.
Tier 0 – BCS MLS Partners
Who is this for?
Companies or organizations that have a direct business partnership with BCS MLS and are providing services to BCS MLS or BCSAR.
What can you do?
Use MLS data only as needed to provide the services you have been contracted to provide.
What can’t you do?
You cannot use BCS MLS data to create or operate your own separate commercial product, advertising platform, lead-generation business, or other service unless specifically approved.
AI: Not allowed unless separately approved.
Tier 1 – Brokers
Who is this for?
Individual brokers or brokerages using BCS MLS data for
their own real estate business.
What can you do?
Use MLS data for your brokerage operations, including:
- Your brokerage website or app
- Property search
- Listing marketing
- Agent tools
- Client and customer services
- Transaction support
- Internal brokerage operations
What can’t you do?
You cannot use BCS MLS data to create or sell MLS-powered products or services to other businesses or unaffiliated third parties.
Important: Technology companies, IDX providers, website companies, software companies, and other vendors providing services to a brokerage are not included in this tier. Those companies must use the applicable Vendor tier.
AI: Limited internal AI use may be permitted. General AI training or other uses require separate approval.
Tier 2 – Multi-Market Brokerages
Who is this for?
Brokerage companies operating across
multiple offices, markets, or geographic areas that want to use BCS MLS data as part of their own brokerage business.
What can you do?
Use MLS data across your affiliated offices and markets for:
- Brokerage websites and apps
- Consumer-facing IDX
- Property search
- Listing marketing
- Agent tools
- Client and customer services
- Transaction support
- Internal brokerage operations
What can’t you do?
You cannot resell or redistribute BCS MLS data or use it to provide MLS-powered products or services to unaffiliated businesses or third parties.
Important: Technology companies, IDX providers, website companies, software companies, data companies, and other vendors working on behalf of a brokerage are not included in this tier. Those companies must use the applicable Vendor tier.
AI: Limited internal AI use may be permitted across affiliated offices and markets. Other AI uses require separate approval.
Tier 3 – Technology Vendors
Who is this for?
Companies that
provide technology, software, websites, or other services to REALTORS® and brokerages and need BCS MLS data to provide those services.
Examples include:
- IDX website providers
- CRM companies
- Marketing platforms
- Lead-management systems
- Brokerage technology
- Back-office software
- REALTOR® technology platforms
- Data and software providers
What can you do?
Use BCS MLS data to develop and operate products or services for BCS MLS subscribers and participants.
What can’t you do?
You cannot use BCS MLS data to create products or services for people or businesses outside the MLS subscriber base unless specifically approved.
AI: AI use must be specifically authorized for your service. MLS data cannot be used for general AI model training or other commercial purposes without approval.
Tier 4 – Portals, Analytics & Lead Generation
Who is this for?
Large-scale or nationally distributed companies that use MLS data as part of a
consumer-facing commercial business.
Examples may include:
- National property search portals
- Consumer real estate platforms
- Lead-generation companies
- Advertising platforms
- Analytics companies
- Valuation products
- Multi-market property search
- Other independently monetized real estate products
What can you do?
Use BCS MLS data as part of an approved commercial product or service, subject to the specific terms of your agreement with BCS MLS.
What can’t you do?
You cannot use the data in ways that are outside your approved license or that violate BCS MLS rules or restrictions.
AI: AI use must be specifically authorized and may be subject to additional fees, reporting, or approval requirements.
